Triplanet Inc. has an International Project Management and Architectural Design consultancy division that provides clients with unique Project Design Concepts and Project Management from Concept to Completion. Feasibility, Planning and Cost Control, Design Advisory, Concept Design, Study of Sustainability Design, Development of Final Design Project Cost, Governmental Regulations, Acquisition of Property, Coordination supervision and certification of Project Contractors and Consultants phase-wise and finally the successful closing of the Project.
Assessment of Owner requirements about the Project brief, master planning brief, concept design and preliminary viability, building codes, building height, environmental or sustainability guidelines, requirements or concerns, permitted GFA or any other restrictions, size of land, land survey drawings, if any, its location and details of all related constraints concerning the site and the Project and the landscaping concept drawings.
Preparation of an initial report with project components and their working, highlights and attractions. The report will present the initial design of the Project, will suggest the fit out design and initial interior theme and will cover the initial Master Planning design brief. The report will cover the development of the design and architectural brief with initial floor plans, elevations and diagrams and inclusion of FOH & BOH strategies & provisions in the design, it will provide several illustrations & 3D Drawings of internal and external areas, facades and landscaping and it will provide the Project Cost based on the proposed built up area (BUA), proposed infrastructure, landscaping and improvements, fit-out costs for a premium development with luxury interiors and preliminary cost of plant, machinery and equipment.
The Concept Phase 1 will give a clear idea about the Project. It may also be used by the Owner to measure the interest in the Project and the Owner can decide to proceed with the project.
Phase 2 A Schematic Design stage is mainly to engage specialized sub-Consultants experts and have them evaluate the architectural concept and receive their feedback and then incorporate this into the proposal.
We liaise with Sub-Consultants engaged in engineering structural & MEP, HVAC, architect & planners, reclamation, vertical transportation, technology & communication, landscaping, facade, interior design, water & storm wastewater, BOH Consultants for all areas of the Project including all back-end commercial kitchens, service areas, waste management, cleaning and hygiene and facade cleaning services, Basic schematic report of structural design and electromechanical systems. Soil Testing is obtained from Owner or by nominating a soil testing company.
Our Study covers detailed architectural floor plans with corrections and alterations to initial concept incorporating all the above information from numerous consultants to ensure that the architectural design is workable including master planning, along with 3D Illustration, Renderings and Walk through Animation Movie.
Inclusion of finalized components and attractions into the architectural drawings and detailed architectural elevations.
Preliminary Cost analysis / quantity surveying covering but not limited to the equipment, plant, machinery, infrastructure, MEP costs, landscaping and master plan items for the Project. Also, preliminary cost analysis / quantity surveying on suggested fit out and interiors.
After Schematic approval of the proposal Phase 2 A by the Owner and after taking into account the Owners design review, comments and recommendations, initial cost estimation including governmental requirements, we complete the final detailed Project proposal and feasibility. The feasibility report will also include Financial Projections based on the cost analysis, working overheads, sales and income and other income from the Project
We coordinate inputs from all disciplines and Consultants to arrive at the final workable design. We liaise with the Architectural and Engineering and other Consultants so they can prepare and submit the final drawings to include : Project architectural drawings, floor plans, layouts, elevations, structural drawings and calculations for the Project along with structural engineering requirements.
We coordinate the architectural, engineering and other Consultants who will also provide infrastructure design, sewerage systems, water plants, irrigation systems, domestic water distribution lines, electric substations, sustainable energy and standby emergency power supply systems, central LP gas systems and distribution lines, fire fighting regime, system design and other infrastructure such as roads, paved pathways for pedestrians, cycles and joggers as per the Project.
We coordinate the architectural, engineering and other Consultants to prepare and provide drawings for internal areas including electrical design & lighting plans, internal water supply and distribution, drainage, air-conditioning & ventilation, fire alarms, IT & communications design, vertical transportation and BMS building management systems such as central monitoring for all services, security cams and intrusion detectors and outdoor facilities.
This Phase has been added here in the Agreement to highlight the Services to be provided by the Project Manager subsequent to Phase 1 and Phase 2A & 2B. Phase 3 will be covered by a separate comprehensive Project Management Agreement and is to be entered into by and between the Owner and Triplanet Inc. upon completion of Phase 1, Phase 2A & 2B, provided the Owner wishes to continue and the Project proceeds.
The Construction and Implementation phase commences when the land has been acquired, the Project promoter and investors equity are in place and Project funding has been secured. The Owner pledges to appoint Triplanet Inc. as the Project Manager on a mutually negotiated basis, in order to employ the proposed Project design and concept presented in Phase 1 and Phase 2A & 2B.
Triplanet Inc. will play an extensive Project Manager’s role in the implementation of the Project and provide numerous Services. The purpose of the Project Manager is to assist and enable the Owner in achieving his goals and realizing his dream Project in a cost-effective way after the Project has been carefully evaluated for its feasibility and to see to its successful and timely implementation.
Phase 3 Project Management Services
Pre-Construction phase services such as coordination, scheduling, budgeting, managing the design team and construction planning. Evaluation, selection and nomination of Project Consultants such as lead Architects, MEP, Engineering, Fire protection, HVAC, Water, Wind Surveyors, Drainage & Storm Wastewater, Vertical transportation, Communications, Landscaping, Interiors, Security, Local Architects on record, supervising architects and Financial Consultants and advising the Owner on their conditions of engagement.
Evaluation, selection and nomination of main Contractors and sub-contractors and advising the Owner on their conditions of engagement. Managing the core Project team managers for construction, Architecture, MEP, IT, Engineering and other consultant teams.
Project Manager will manage the Project stakeholders, risks, scheduling, budget, conflicts and communication and ensure that all parties are adhering to and following statuary guidelines and requirements. Construction phase services such as Project control and overall Project program, time control, commissioning and closeout. Coordinating consultants and contractors, their work plan, timeline and setting meeting procedures and times of communication for the Project team.
Establishing and maintaining the various reporting procedures with the Owner. In coordination with consultants and legal counsel, advise on creation of tender and procurement documentation, help on creation of tender documents, assessment and evaluation of prepared bidding/construction/contract documents. Respond to inquiries for tenderers and together with the Owner assess, negotiate with the preferred tenderers offers acceptable to the Owner.
Review quality control and supervision. Periodically visiting the construction site to confirm that the work is progressing according to the contract documents. These construction site visits to also include quality assurance and control reviews, to ensure the Owner receives what is being procured under the terms of the Projects contract(s). Reviewing shop drawings and other contractor submittals to confirm compliance with design intent. Ensuring accurate “As-Constructed” or “As-built” documents are delivered to the Design Firm(s) from the contractor. Assist in preparing and processing Owner’s purchase requisitions.
We also review work in progress, payment certification and report regularly to the Owner regarding time, cost and progress of the Project. Construction cost control and accounting control of the Project and use reasonable care and professional experience to avoid delays, disruptions, and cost overruns. Assistance and advice in collaborations and management Agreements with operators and managers and in their selection.
Advice on launch strategy, publicity and public relations. Advice on property management.
